Monthly Assessments $240 Starting 1/1/2020

Assessments are due before the 15th (on the 16th when the 15th falls on a Sunday or holiday) and late fees of $22 are assessed if they are not received by the deadline. Please do not leave cash or checks at the guardhouse. If you wish to have a late fee removed or waived, please pay 6 months of assessments in advance. Also, sign up for email billing statements by contacting our property manager at Ed@PorterRanchCAM.com. Also, ask your bank about Online Bill Pay! Make your life easier by not worrying about sending out those payments each month. Your bank will do that for you and you save the cost of the stamp! Make sure you have payments mailed by the 7th of each month. Use your address as your account number if the banks requires one, but if you have questions ask Ed for help. Finally, for those who mail their payments, return envelopes are available at the guardhouse. Take as many as you need. 


Escrow/Governing Documents

Individuals purchasing homes in our community will require governing documents like CC&R's, Articles of Incorporation, minutes, financials, reserve study, insurance summary, disclosures and other documents too. (Pricing for individual documents available on request.) The documents will be sent out express delivery as soon as funds are received for the documents and the delivery service. Send $250 to:

Architectural Standards & Applications

All exterior modifications, including landscape, hardscape and structural/architectural, must be approved by the Architectural Committee prior to commencing work. Mail the Application for Improvement to our property manager at Porter Ranch Community Association Management P.O. Box 8047 Porter Ranch CA 91327-8047 and include paint samples, brochures and any related information. Failure to submit a completed application and obtaining approval before commencing work will result in a fine of $100 or more! Please note that the applications are reviewed by our volunteer committee members and the review process requires at least 30 days. Need them faster? Rush requests are $200! Contact our community manager.

Park Reservation Procedures

Park events of more than 10 individuals require approval (see Reservation Agreement below) and a non-refundable disposal fee of $275, but additional fees apply for events with over 50 scheduled attendees. (Make check payable to The Heights at Porter Ranch; mail both check and reservation agreement to Porter Ranch Community Association Management P.O. Box 8047 Porter Ranch CA 91327-8047) Check the community calendar to see if the date you wish to reserve is not already booked. Cooking, heating or warming food is not allow in the community park. Also, check the community Rules and Regs for use restrictions. Residents will be fined for failure to comply with Rules and Regs.

Rules and Regulations 

Our community has regulations regarding the peaceful enjoyment of our community. Fines for the violation of these rules and for parking and traffic violations are enforceable and are levied routinely. Avoid fines of $100- $1,000 by understanding and complying with our rules.
